The comfort, security and financial return that come from good tenant selection and long term, trouble free tenancies are invaluable to any property owner. However it requires time, knowledge, skills and resources that many landlords just do not have.
Our Services
Tenant Selection
Tenant Selection is a comprehensive, transparent process which allows our owners to maintain complete control of who rents their property. Cartwright Property Group’s property management service includes:
• The property marketing campaign.
• Interviewing and screening of suitable prospective tenants through our rigorous selection process. Credit and reference checks can be arranged.
• Tenant selection is made by the owner.
• All documentation, including the residential tenancy agreement, is completed and fully executed.
• Collection of two weeks rent in advance and a rental bond which is equivalent to four weeks rent. Formal lodgement of bond monies with the Residential Tenancy Authority.
• A comprehensive entry inspection is performed to document the current condition of the property before the tenants move in. This will be cross referenced when the tenants vacate to check for damage, excessive wear.

Income collection
• Rent payments are monitored daily. If a tenant becomes in arrears, they are called and reminded to pay their rent. If arrears continue, a notice to remedy breach is posted on the eighth day. This is an official breach and a copy is kept in the tenant’s record. If a tenant receives 3 remedy breach notices for rental arrears within 2 years, Legislation will then allow us to commence proceedings to evict the tenant.
• Rent monies (less fees) are disbursed monthly directly into the landlord’s preferred bank account via electronic transfer.
• If required, council and water rates, body corporate levies and any other related expenses can be paid on landlords' behalf.
• All expenses will clearly appear on the landlord’s statement. A hard copy invoices of the expense is attached to a hard copy statement and posted on the same date the disbursement is performed.
• Monthly income and expenditure statements are provided in both hardcopy and e-mail format.
• End of financial year income and expenditure statements are prepared for the landlord’s convenience.
• Rent increase negotiations when appropriate are conducted for landlords.
Property maintenance
• We prefer to contact our owners before performing any maintenance on their property. This allows you - the owner - to stay in touch with all works on your investment property. It also allows you to know in advance what type of invoices will be hitting your statement.
• We have our own team of reliable and efficient tradespeople available to carry out necessary repairs. However, if you prefer we are happy to use your preferred tradespeople.
Inspections
• A detailed entry inspection of the property is undertaken and a full report including photographs is prepared for each property before each new tenancy begins.
• General condition inspections are conducted throughout the tenancy and inspection reports are supplied to landlords.
• An exit inspection is conducted at the end of each tenancy. This is compared to the entry inspection to determine if there is any excessive wear and tear or damage. If it is decided cleaning or repairs need to be completed, the vacating tenants have an opportunity to clean / repair any damage. If they do not, then a property manager will organise the work to be completed and all costs will be taken from the vacating tenant’s bond.
Dispute resolution
• If a dispute occurs, we will make sure you are kept fully informed. If necessary, we will present cases before a Small Claims Magistrate on the landlord's behalf.
Keeping informed in a changing market place
To provide the best possible service to landlords, our rental managers are kept informed on the latest developments in legislation, regulations and market conditions. In addition, property management training sessions are held on a regular basis ensuring the property management service is being provided in the most efficient manner possible for landlords.
What if you decide to sell?
If a landlord is thinking of selling, then we are in the best position to handle the entire sales process. Our property management department works hand in hand with our sales department to ensure a smooth, transparent sales transaction. This benefits both the tenant and the landlord.
Having a sales division within our team ensures that the sales process is handled with the least disruption to the tenancy. This enables landlords to feel comfortable with the joint and co-ordinated efforts provided by the sales and property management service. As a courtesy to tenants, and as an aid to the sales process, both inspections by appointment and open home viewing are offered. This ensures the tenant’s belongings are safe and secure. All prospective purchasers will be discreetly and professionally qualified before we allow them to view the property.
